Dolan House Bed & Breakfast

Dolan House Policies:

We will do everything possible to make your stay most enjoyable. To ensure you will have a very pleasant experience at the Dolan House Bed & Breakfast, we have established the following policies. Please take a few minutes to review these policies, and feel free to contact us if you have any questions.

Booking Policies:

Room rates include double occupancy and a full breakfast. Rates are quoted per night excluding tax (11.5%). Only rates as published on the Dolan House website are guaranteed. Only one discount or promotion can be applied at a time.


The Dolan House does not accept walk-in guests. Bookings within 24 hours of stay must be made by phone, otherwise we encourage you to make your reservations online.


A 50% deposit will be charged to your credit card at the time of making your reservation. The balance will be charged to your card on file the day of your arrival. 


All reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept mc, visa, amex and gift certificates.


If you are redeeming a Dolan House gift certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applies and any remaining balance will be charged to your card. Gift 

Certificates expire one year from date of issue. Any balance left on the certificate is forfeited if not used by the expiration date and no refunds will be issues. Guests that will be redeeming any kind of outside online certificates or vouchers must provide the certificate number at the time of booking. Certificates or vouchers are NOT valid for Friday or Saturday nights or Premium/Holiday weekends. The voucher does not include the room taxes due. 


CHECK IN/CHECK OUT:

Check in is between 3pm - 7pm. Arrangements for early or late arrivals should be made in advance with the Dolan House. Please, no call or late arrivals after 9pm out of respect and courtesy of other house guests and our Hosts. Early arrivals are discouraged since our small staff is busy turning the rooms over from the previous night to ensure everything is ready for your check-in at 3pm.


Check out time is at 11am and guests are asked not to linger so our staff can prepare our facilities for incoming guests.

CANCELLATION POLICY:

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of re-booking a room. For this reason, we uphold a strict cancellation policy.


  • Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date.
  • No Shows are responsible for full payment of their entire reservation.
  • Should you cancel within 2 days prior to your arrival, your deposit will be refunded, less a $20/room/night administration/re-booking fee.
  • Any cancellation made 48 hours (2 days) before your date of arrival will have your deposit fully refunded.


OWNER’S RIGHTS:

Dolan House is privately owned and operated, Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or the loss of money, jewelry, or valuables of any kind.

PETS:

We are not set up to take care of dogs or cats. Please make other arrangements for your loved pets.

PROPERTY ISSUES:

Any damages, stolen items or broken items occurring during the stay will be the full financial responsibility of the guest, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will be charged to the credit card. Charges may need to be applied after guest departure as deemed necessary by the Owner.


Please report all spills and/or damages to the hosts promptly.


ALCOHOLIC BEVERAGES:

The Dolan House does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all our guests, please drink responsibly.  There are several establishments to purchase locally as well. Doan House and/or employees will not be held responsible for any incidents.

SMOKING:

Due to the historic nature of our building, and for the safety and cocmfort of all our guests, we do not allow smoking or fireworks in any of our guest rooms or on any of the grounds of the Dolan House. Dolan House guests smoking in the house will be charged a minimum $200 fee to return any room to a non-smoking status.

GUESTS & CHILDREN AT THE DOLAN HOUSE:

We cater to the comfort, privacy and security of our registered guests. Guest visitors are only permitted on the property with prior Dolan House approval. If you would like to have any non-registered guests join you for breakfast, there is an additional charge of $20 per person, and advance notice to the Dolan House is required.


Dolan House is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Therefore, it is not an appropriate place for children under 12.


WEDDING NIGHT STAYS & OTHER VISITORS:

If you are booking a stay for your wedding night, please be advised that our guest rooms, common areas and grounds are for our registered guests only. Booking a reservation for a stay does not entitle a bridge or groom, family and friends to use any guest room or any part of the Dolan House or grounds for bridal party wedding preparations and photographs without Dolan House approval and will incur the appropriate fees.
